Object to Extensions to an Existing House

Are you concerned about new extensions to an existing house?
With higher mortgage rates and property market challenges more people are choosing to invest in their current home often including extensive re-modelling and extensions. These works can raise concerns from nearby neighbours around impacts on their amenity, harm to character of the area, increased parking demands and highways safety.
Our objection letter sets out all of these issues (and more!) to help you raise your concerns in relation to a planning application for house extensions.

Frequently Asked Questions
1 - Can I use this letter to object to any size of extension to a house?
Yes, absolutely! This objection letter has been written to cover the most common planning issues that affect residents for all sizes of new extensions to an existing house.
2 - Couldn't I just ask Artificial Intelligence (AI) to write my objection for free?
Yes, although we pride ourselves on providing comprehensive expert objection letters based on decades of Local Planning Authority experience at a low-cost. While AI can be useful, it isn't always accurate which could dilute the strength of your objection. Our letters are ready for instant download and are ready to send directly to the Council without any need for formatting. We are confident that our letters provide you with strong grounds to object and we are underpinned by Professional Liability Insurance too for your peace of mind.
3 - What are material planning matters?
We only focus on key material planning issues giving you the best chance of shaping the Local Planning Authority's decision.
In the UK Planning system, decision-makers cannot give any weight to non-material issues such as decreased home value or a change to views from your home. While we understand these are important to you we do not make any reference to them in our objection letters as they cannot be taken into account.
Find out here what can, and can't be taken into consideration by the decision-maker.
4 - When should I send my objection to the Council?
Council's are only required to provide you with 21 days to respond to a planning application and can proceed to making a decision after that if they have everything they need to make a full assessment. You should try to respond quickly and within that timeframe to make sure your objections are recorded and taken into consideration. While some Council's allow comments to be made beyond the initial 21 day consultation you should always try to submit them before the consultation period ends to avoid missing your opportunity.
5 - Can you guarantee the planning application will be refused?
Unfortunately not. While we are confident our letters provide you with strong, planning-related grounds to object to a planning application we cannot give any guarantee as to what decision the Local Planning Authority, or Planning Inspectorate, may make as the statutory decision-makers. Our letters do however include suggested conditions and legal obligations to safeguard you in the event planning permission is allowed.
