In the UK Planning system, decision-makers cannot give any weight to non-material issues such as decreased home value or a change to views from your home. While we understand these are important to you we do not make any reference to them in our objection letters as they cannot be taken into account.

4 - When should I send my objection to the Council?

Council's are only required to provide you with 21 days to respond to a planning application and can proceed to making a decision after that if they have everything they need to make a full assessment. You should try to respond quickly and within that timeframe to make sure your objections are recorded and taken into consideration. While some Council's allow comments to be made beyond the initial 21 day consultation you should always try to submit them before the consultation period ends to avoid missing your opportunity.

5 - Can you guarantee the planning application will be refused? 

Unfortunately not. While we are confident our letters provide you with strong, planning-related grounds to object to a planning application we cannot give any guarantee as to what decision the Local Planning Authority, or Planning Inspectorate, may make as the statutory decision-makers.
